🔸Contracts end at 9:00 am on the final day of the contract. Inspections will begin at that time.
🔸There will only be one checkout inspection for each apartment. No individual checkouts.

● As a reminder all areas will be inspected and those tenants staying are still responsible for cleaning.
👉 Deep cleaning does not include moving your personal belongings out.
👉 It takes on an average between 7 to 15 hours to deep clean a small 1-bedroom apartment.
👉 If you have not cleaned your apartment on a regular basis, deep cleaning will take longer.
👉 The cleaning rate is $25 - $30 an hour.
Personal Belongings: Begin going through your personal belongings now. If it is possible, start taking things that you are not using and don’t need home or at least begin boxing them up.
Cleaning Products: Use good cleaning products! Using good cleaning products not only saves you time, but it also can save you money. Some cleaning products that work well and that can be purchased at Don Aslett's Cleaning Center (located next to Costa Vida): Showers-n-Stuff, Heavy Duty Degreaser, Commercial Oven Cleaner, & others. Other helpful cleaning products are magic erasers, SOS pads, and razor blades (to help scrape things off in the oven).
Cleaning: Begin deep cleaning early. Make time each week to deep clean specific walls, bathrooms, windows, blinds, oven, stove, drip pans and underneath drip pans, etc. If you do some each week, then you will have a lighter touch up cleaning. Remember that there is a distinction between sorting out and removing your personal belongings and deep cleaning the apartment.
Work together: Many hands make light work.
Cleaning Tips: (Below are areas that the inspectors have noticed that get missed.)
● Cupboards/drawers/shelves: There is hair, crumbs and either spills or scuffs in them. It is helpful to vacuum them out first and then wash them down using a degreaser. If needed you can use a Mr. Clean Magic eraser but be careful not to scrub too hard because this will also remove the finish. In the kitchen, cans and pan marks will come off.
● Hard water and soap scum: Hard water spots are seen on the shower walls, and around faucets including sink faucets and in the kitchen. A product from Don Aslets called Shower-n-stuff works well to remove this.
● All Walls and Blinds: They are dusty and handprints are all over. A degreaser will clean these up. Don Aslets has a good degreaser.
● Stove/oven/oven racks: drip pans and underneath are dirty. If you have a glass cooktop, then use the liquid top cleaner and you can also use a razor blade to scrape off burnt stuff. Oven racks are black and dirty, the oven is dirty or has some missed spots and cleaning residue. For those who have a self-cleaning oven please take advantage of that (be sure that there are no racks, drip pans or tin foil inside when using it. If it is not self-cleaning, then spray the oven with actual oven cleaner and let it sit for 2-4 hours. Don Aslets also has a great oven cleaner. It will clean up easier.
● Be sure to move and clean around and under appliances. For Stoves/Ovens that are difficult to move, remove the oven drawer and clean underneath.
🔷 DO NOT TRY AND REPAIR ANY NAIL HOLES OR OTHER DAMAGES. IF THE CORRECT PROCEDURE AND PAINT IS NOT USED, IT CREATES MORE WORK, DAMAGE AND INCUR HIGHER CHARGES FOR YOU. IT IS BEST TO LET IT BE AND JUST WASH THE WALLS WITH A DEGREASER.

● Label a Ziploc Baggie with your Name, Apartment address, and Bedroom location.
● Place inside a Ziploc Baggie the following items:
○ A SELF ADDRESSED STAMPED ENVELOPE: for mailing your deposit refund.
○ ALL KEYS: Front door and Mail. Twisty tie them together. ($25 fee for each key not returned)
○ ALL PARKING PERMIT(s): Remove and place on a small piece of paper. ($100.00 fine for unreturned parking permits)
● If you are in a private bedroom, please lock your bedroom door when you leave.
● If you are in a shared bedroom, please lock your bedroom door after both tenants have moved out.
● Take the Ziploc Baggie to the office and place it inside the rent drop slot located on the office door (760 E 900 N #3).

● It takes a full 30 days to process your deposit refund. It will be mailed to the address on your envelope.

● Shared Bedroom (1 tenant moving): All areas of the room will be inspected. You do not need to pack up your personal stuff. There must be space in the closet & drawers for a new tenant to move in. It must be presentable. If cleaning needs to be done, then any charges incurred will be divided equally between the two of you.
● Common Areas: Tenants staying may keep personal items in the common areas. All areas will need to be deep cleaned and kept presentable for new tenants. There must be space in the cupboard & fridge for new tenants. If cleaning needs to be done, then any charges incurred will be divided equally among all tenants.
● All cleaning is to be completed prior to inspections.
● Cleaning Charges: If cleaning charges are incurred or there is a past balance on any unpaid utilities or previous cleaning/damage charges, they will be billed to your account, and these will need to be paid.
● Transition Period: During this time, cleaners, maintenance, and carpet cleaners may be coming in to complete any tasks needed. Carpets are cleaned once a year, usually in August but could also be done in May.
● Bedroom: Pack up your personal items in your bedroom and deep clean your room.
● Inspection: Your room will be inspected. A final inspection will be done after you switch bedrooms.
● New Bedroom: Sometime after inspections, cleaners will come in to clean the bedroom that you will be moving into. Once completed, you will be notified that it is ready for you to begin moving over. Our goal is to have it ready for you to switch by the evening of the day of inspections, the following day, or prior to inspections if the current tenant moves out early.
● Old Bedroom: Please be aware that the bedroom you are vacating will need to be ready for a new tenant to occupy. So please be available to switch rooms in a timely manner. A final inspection of the vacated bedroom will be done upon completion of switching.
● Keys: Keep all your keys until you are finished moving over. Once you are finished, go to the office during office hours to switch the bedroom keys. You will need to sign for your new key.
● Common Areas: Tenants staying may keep personal items in the common areas. All areas will need to be deep cleaned and kept presentable for new tenants. There must be space in the cupboard & fridge for new tenants. If cleaning needs to be done, then any charges incurred will be divided equally among all tenants.
